Bagi banyak orang rumah subsidi ini adalah angin segar di tengah harga rumah yang terus naik dan nggak terkejar, namun banyak yang salah menanggapi rumah murah ini. Jadi di sini hanya akan membahas mengenai rumahnya saja bukan proses mendapatkan.
Perlu Diketahui!
1. Rumah subsidi umumnya adalah tipe 29/72 seharga Rp 126 juta atau tipe 27/72 seharga Rp 120 juta, tapi ini fluktuatif bisa berubah kapan saja.
2. Tipe 29/72 dan 27/72 apa bedanya? Paling cuma beda model dan luas lahan saja. Dan rata-rata hanya dua kamar tidur dengan satu kamar mandi, namun masih mendapatkan lahan untuk halaman depan dan halaman belakang. Dengan begitu rumah subsidi tidak cocok bagi anda yang mempunyai anak lebih dari dua, sebab rumah ini memang kecil sekali. Saking kecilnya sampai dapur saja nggak ada, jadi mau nggak mau bikin dapur sendiri.
3. Rumah subsidi dirancang sedemikian rupa agar mudah untuk direnovasi, sebab umumnya orang akan mempunyai uang lebih dikemudian hari dan ingin memperlebar atau menambah bangunan. Maka dari itu jangan heran kalau rumah subsidi terkesan ringkih karena memang gampang dibongkar.
4. Yang harus diperhatikan dari rumah subsidi adalah kualitas fitur pendukung seperti pipa dan septitank.
5. Usahakan untuk jangan membeli rumah subsidi yang sudah jadi, mengapa? Karena rumah subsidi bisa dikustumisasi ketika dalam masa pembuatan. Artinya anda bisa menambah, mengganti atau merubah satu dan lain hal.

8. Jika rumah subsidi berada dalam satu cluster, maka umumnya sarana dan prasarana seperti jalan dsb akan dibangun jika semua rumah sudah resmi berdiri. Hal ini untuk menghindari jalan kembali rusak karena sering dimasuki truk pengangkut muatan material.
9. Ingat rumah subsidi pasti berdiri setelah anda akad kredit. Artinya rumah subsidi akan segera dibangun begitu anda lunas DP.
10. Anda punya satu kali garansi yang berlaku selama 100 hari semenjak anda resmi akad kredit. Artinya anda harus sering cek rumah subsidi, kalau ada yang kurang misalkan genting pecah dan bocor, keramik retak, saluran air mampet maka bisa langsung isi form dan diperbaiki secepat mungkin oleh pengembang. 12. Rumah subsidi hanya ada dipengembang yang ditunjuk oleh pemerintah, artinya tidak diperjual belikan secara bebas. Jadi hati-hati kalau menemukan rumah subsidi dijual oleh perseorangan dan juga rumah subsidi tidak boleh disewakan maupun over kredit dalam lima tahun.

Umumnya rumah subsidi akan memakai bahan-bahan borongan, jadi bukan yang kualitas premium. Ingat yang borongan non premium itu printilan pendukung bukan bahan utama seperti semen dan batu bata.
Lalu letaknya. Rumah subsidi umumnya di pinggiran kota bukan dilokasi trategis, ini mengapa rumah subsidi bisa murah. Kalau dari model dan bahan bangunan sama saja, sebab saya sudah survei rumah sejenis di tiga daerah Tanggerang, Depok dan Parung. Rumah tipe 29/72 non subsidi di Depok dikenai harga Rp 300 juta dengan uang muka Rp 45 juta, tentunya harga tanah Depok jauh lebih mahal dari pada Tigaraksa maupun Parung.
2. Bedanya dengan perumnas apa? Rumah subsidi dibuat oleh pengembang pihak ketiga atau swasta sementara perumnas dibuat oleh pemerintah. Saya sudah survei beberapa perumnas baru dan kaget karena dari segi model, lokasi dan fasilitas pendukung, semuanya serba ala kadar. Rata-rata rumah perumnas dicat dengan satu warna saja dan model jelek sekali, belum lagi lokasi clusternya yang tidak diurus. Seperti jalan tidak diaspal, tidak dibangun taman maupun ruko. Seperti ngasal cari tempat yang penting murah.
3. Seperti yang saya bilang sebelumnya, kalau rumah subsidi bisa dikustumisasi selama belum di bangun. Jadi anda bisa memindahkan kamar mandi ke belakang, mengganti model toilet, mengganti pipa pembuang dengan yang lebih bagus, memperlebar septitank etc. Tentunya ada uang rokok buat si mamang! Maka dari itu rajin-rajinlah mengawasi pembangunan rumah.
Kenapa kostumisasi ini penting? Sebab kalau anda merenovasi, jatuhnya akan jauh lebih mahal dari pada mengkostumisasi. Sebab harus bongkar sana-sini bukan.
4.Kenapa beli rumah subsidi? Apa lagi kalau bukan murah dan KPR flat sampai kiamat. Untuk saya rumah subsidi ini lebih baik dari pada ngekost dan sekalian untuk investasi, sebab harga tanah dan rumah nggak bakalan turun bukan?
Ada banyak model untuk rumah subsidi tipe 29/72 namun isinya selalu sama dua kamar tidur dan satu kamar mandi, serta yang paling ngenes adalah tidak tersedianya dapur, harus bikin sendiri.
