Berdasarkan ketentuan Pemerintah untuk tahun 2017 harga rumah subsidi adalah sebagai berikut:
Sebelum mengajukan KPR subsidi, terlebih dulu masyarakat harus mengenali persyaratan dan kriteria yang berlaku. Diantaranya:
Warga Negara Indonesia (WNI) dan berdomisili di Indonesia.
Memiliki penghasilan maksimal Rp4 juta per bulan untuk rumah tapak atau Rp7 juta per bulan untuk rumah susun.
Belum pernah memiliki rumah dan belum pernah mendapat subsidi kepemilikan rumah dari pemerintah.
Telah berusia 21 tahun atau telah menikah.
Memiliki masa kerja atau usaha minimal satu tahun
Memiliki NPWP dan SPT Tahunan PPh orang pribadi sesuai perundang-undangan yang berlaku
Tidak mengalihtangankan rumah tersebut dalam waktu lima tahun.
Pastikan kelengkapan persyaratan dan dokumen agar melancarkan KPR sampai pelunasan
Setelah melengkapi persyaratan di atas, masyarakat bisa mencari informasi perumahan subsidi sesuai dengan lokasi yang diinginkan. Baik itu lewat pameran properti yang diadakan bank atau kementerian, maupun mencarinya melalui kanal Perumahan Baru di Rumah.com.
Bagaimana Cara Pengajuannya?
Langkah pertama yang masyarakat harus lakukan adalah mendatangi langsung pihak pengembang perumahan subsidi di lokasi incaran. Teknik survei sangat dibutuhkan pada saat ini.
Pada tahap ini juga, calon pembeli wajib mengecek kondisi pengembang dalam hal legalitas seperti sertifikat tanah, surat izin mendirikan bangunan, dan juga rekam jejak pengembang yang baik.
Bila tertarik dengan rumah dan lingkungannya, hari berikutnya masyarakat bisa datang kembali seraya membawa dokumen-dokumen penting seperti KTP pemohon dan pasangan (bila sudah menikah), KK, NPWP, buku nikah (bagi yang sudah menikah), dan juga rekening koran.
Seluruh dokumen tersebut nantinya akan diperlukan untuk mengisi Surat Pemesanan Rumah (SPR) yang akan dipandu oleh pihak pengembang.
Selain pihak pengembang akan memandu calon pembeli untuk membuat SPR, pada tahap ini calon pembeli akan ditanya terkait kondisi finansial seperti: jenis pekerjaan pemohon dan pasangan, lama bekerja, lokasi bekerja, apakah memiliki cicilan, apakah pernah mengalami kredit macet, dan apakah sudah memiliki rumah.
Adapun semua pertanyaan itu merupakan simulasi awal yang nantinya akan ditanyakan kembali oleh pihak bank pada tahap wawancara.
Oleh sebab itu, calon pembeli disarankan harus menjawab jujur dan tidak direkayasa. Sebab, sebelum melakukan booking fee, pengembang akan melihat keseriusan dari niat calon pembeli.
Langkah selanjutnya adalah datang ke bank penyedia KPR subsidi. Sedikitnya ada delapan bank nasional pelaksa KPR subsidi yakni Bank Tabungan Negara, Bank Tabungan Negara Syariah, Bank Rakyat Indonesia, Bank Rakyat Indonesia Syariah, Bank Mandiri, Bank Negara Indonesia, Bank Artha Graha, dan Bank Mayora.
Agar proses pengajuan lebih mudah, sebaiknya pilih bank yang Anda sudah punya rekening di sana. Setelah semua data administrasi lengkap, pihak pengembang akan mendampingi calon pembeli untuk melakukan BI Checking.
Di tahap ini, BI Checking dilakukan oleh para analis bank yang akan menyelidiki rekam jejak kondisi finansial calon pembeli.
Apabila proses BI Check selesai dan calon pembeli dinyatakan aman, selanjutnya calon pembeli akan menjalankan proses kedua yaitu wawancara oleh pihak bank.
Pada tahap wawancara oleh pihak bank, calon pembeli akan ditanyai beberapa pertanyaan yang sebelumnya sempat ditanyakan oleh pihak pengembang di tahap pengisian persyaratan administrasi.
Selain itu, perlu diketahui pada dasarnya fokus penilaian oleh perbankan adalah status pekerjaan dari calon pembeli itu sendiri. Dalam ketentuan yang biasa digunakan selama ini, calon pembeli harus berstatus pekerja dengan penghasilan berkisar Rp800 ribu – Rp4 juta dan belum memiliki rumah.
Usai wawancara, bank akan butuh waktu selambatnya dua minggu sampai satu bulan untuk memberi keputusan, apakah pengajuan KPR subsidi Anda ditolak atau diterima.
Seluruh dokumen tersebut nantinya akan diperlukan untuk mengisi Surat Pemesanan Rumah (SPR) yang akan dipandu oleh pihak pengembang.
Selain pihak pengembang akan memandu calon pembeli untuk membuat SPR, pada tahap ini calon pembeli akan ditanya terkait kondisi finansial seperti: jenis pekerjaan pemohon dan pasangan, lama bekerja, lokasi bekerja, apakah memiliki cicilan, apakah pernah mengalami kredit macet, dan apakah sudah memiliki rumah.
Adapun semua pertanyaan itu merupakan simulasi awal yang nantinya akan ditanyakan kembali oleh pihak bank pada tahap wawancara.
Oleh sebab itu, calon pembeli disarankan harus menjawab jujur dan tidak direkayasa. Sebab, sebelum melakukan booking fee, pengembang akan melihat keseriusan dari niat calon pembeli.
Langkah selanjutnya adalah datang ke bank penyedia KPR subsidi. Sedikitnya ada delapan bank nasional pelaksa KPR subsidi yakni Bank Tabungan Negara, Bank Tabungan Negara Syariah, Bank Rakyat Indonesia, Bank Rakyat Indonesia Syariah, Bank Mandiri, Bank Negara Indonesia, Bank Artha Graha, dan Bank Mayora.
